The process of tile cleaning and grout cleaning starts with a pre inspection for any damaged or trouble spots. After protecting with tarps any wood, carpets, or areas crossed to service, the tiled floors are pre sprayed with a detergent. After a 5-minute dwell time the tile surface texture is scrubbed, every grout line is scrubbed, and then the perimeters are scrubbed to break down and emulsify the embedded soil. Grout cleaning continues utilizing a turbo hybrid, a pressurized steam spray inside a vacuum recovery captures the soil, detergents, and steam rinse spray and vacuums that solution through a vacuum hose to a mobile tile cleaning and grout cleaning truck. Simply put, in the right hands, there is not a better grout cleaning system available for hard surface.

Grout Services

Sealing of a tile surface with a topical tile sealer is recommended only in certain situations. If a tile surface is worn, hard to clean, or lacks gloss, advances in diamond processed pads, or polishing compounds may allow a longer lasting (5-10 years) surface, without the need of stripping and re-sealing intervals. If the tile surface is porous we can use an impregnating tile sealer to seal the tile surface
After we do the tile cleaning and grout cleaning and dry it using vacuum squeegees and air movers, we can seal the tile floor and seal the grout with our impregnating tile sealer and grout sealer. The grout will absorb the sealer into its pores, creating a barrier against future staining. Grout sealers are clear designed to seal the grout and will not change the color or make them glossy. We provide a 5-Year grout sealing warranty on our clear impregnator grout sealers with annual maintenance cleanings.
This process offers many advantages over the clear impregnator grout sealers, in that it penetrates and forms a physical barrier on the grout line. After a thorough deep grout cleaning and rinsing to remove any soils, detergent residues, or contaminates, we accelerate the grout drying by using powerful vacuum squeegees and air-movers. The first coat of waterproof grout sealer colorant is scrubbed into the grout line so it penetrates and soaks into the pores of the grout promoting an excellent bond.

The second grout sealing coat is also scrubbed into the grout for excellent durability, color evenness, and ease of future maintenance grout cleaning and tile cleanign. The patent pending device we use applies and aggressively scrubs the waterproof grout colorant into the grout lines and offers many advantages over some whom paint it on with a paintbrush. All excess grout sealer haze is removed from the tile by buffing the floors as a finial step to grout sealing. Advantages of the Waterproof Grout Seale Colorant r go beyond just excellent grout sealing capabilities, and allow ability to change the grout color or just match the original grout color to make grout sealing look even. Often we can perform a monolithic, or no grout line appearance by sealing the grout a similar color as the base tiles color. The results can be very dramatic, and we often hear from excited customers how the floor looks like a brand new floor.
Cracks in the tile and grout can occur during a home settling, the concrete shrinking during the curing process, or improper installation techniques. When the first floor concrete slab cracks, unless there is an anti-fracture membrane installed, the movement, which caused the foundation crack, will transmit up to the finished tile installation. These cracks can be as thin as a human hair or up to 1/8 inch wide. Often these cracks are so fine, or fill will soil, that they are unnoticed unless your looking for them, or after a thorough cleaning, they become evident. Settlement cracks can cause horizontal separation as well as vertical separation. Settlement cracks are considered active, and as I have seen, cracked tiles that are replaced, will soon crack again in the same area due to an active settlement crack. How active a settlement crack is can vary, we have repair cracks that have lasted over 5 years, and some that “open” back up in less than a year. Often the settlement crack will crack only the grout lines, and can usually be traced from one end of the slab to the other. Cracking on second floor installations is usually due to lack of sub floor support. Grout cracks or “falls out” for only 1 reason, there is movement.

The cracks in grout can be repaired. After a deep cleaning to remove soil in the crack, the cracked grout is scored and vacuumed. Depending on how wide the crack is, a sanded or un-sanded grout that best matches the original clean grout color is used to fill the gap, and finished appropriately. Depending on the situation, hardeners or elastic compounds will be added to the repair mix. Upon completion, the crack will appear, as it was never there.
Tiles can crack the same way as grout as noted above, concrete shrinkage, settlement cracks or improper installation. If you tap on a tile and hear hollowness, the bond that “glues” the tile to the sub floor has been broken. Often it is only part of a tile.

Crack tiles can be repaired by mixing a filler material to match the tile. Often the wider the crack, the easier the crack is to repair. If a light tile has been cracked for a long period of the time, soil can stain the bisque, or sides of the tile making it difficult to blend the tile repair, as the dark staining on the sides of the crack will show trough the light tile color.
Chipped tile edges and surfaces can often be repaired and color matched to tile color for an invisible repair. This is often less expensive and difficult than trying to replace the tile. When replacing a tile, assuming you have a replacement tile from the same dye lot, you make cause surrounding tiles to break or become hollow, and it may be difficult to match the existing grout color.
Polishing ceramic, porcelain, or quarry tiles can be done using polishing abrasives or new diamond pad technology. Polishing a tile surface will remove or lessen fine scratches, increase the level of reflectivity, and provide a smother finish that will be easier to maintain. Unlike waxes or floor finishes that have to be periodically stripped and reapplied, diamond polishing is a long term finish product that usually will last 5-10 years. Like a natural optical shine on stone, it will not yellow, peel, or wear off.
Anti-slip treatments will treat a surface to make it less slippery when wet. Unlike in the past where you would add a fine aggregate to a topical coating and apply, this process adds an “invisible texture” to a surface. There is no peeling, blistering or yellowing that can occur with coatings. You cannot see the anti-slip treatment, however when you get a surface that has been treated wet, it is difficult to slip, amazing product.
Good maintenance for tile and grout starts with good walk of mats at entry points. A central or HEPA vacuum system will do a better job than a boom at removing the fine, hard to see particle soils and dust, and won’t put that dust into the air you breath. After a good vacuum, a neutral cleaner is recommended for grout sealed and tile sealed surfaces so it will clean without leaving behind sticky cleaner residues, or streaking that can attract soil. Standard mop and buckets are not the best solution to clean your tile, because soon you will be spreading the soil. I recommend to mix you neutral cleaner, apply to the floor with an inexpensive pump-up sprayer, allow to sit for 5 minutes, agitate any heavy soiled areas with a brush (we can provide an excellent stand up to use swivel grout cleaning brush) and use a clean cotton towel to absorb. Many stores now sell a Cuban mop, which is a wooden dowel at the end of a pole. You wrap the towel around the dowel and push around floor to absorb the soiled solution.
